Roof Pitch

A steeper roof doesn't just mean more material. A pitch multiplier applies to the measured footprint, so a 12:12 roof covers significantly more surface area than the floor plan suggests. Miss the pitch factor and your shingle order is wrong before you've ordered anything.

Number of Facets, Valleys, and Ridges

A simple gable roof is fast to measure. A complex hip-and-valley roof with dormers, multiple ridges, and intersecting planes requires individual measurement of every facet. Each valley and hip also drives additional flashing, underlayment, and cap shingle quantities that add up fast.

Penetrations

Chimneys, skylights, vent pipes, HVAC curbs, roof hatches, and exhaust fans all interrupt the roof plane. Each one requires precise flashing calculations and affects sealant and labor time. A roof with twelve penetrations takes considerably longer to estimate than one with two.

Tear-Off and Substrate Conditions

Re-roofing projects that involve removing existing material require tear-off and disposal costs in the estimate. If the substrate condition is unknown until demo starts, that risk needs to be reflected in the contingency.

Roofing System Type

An asphalt shingle takeoff and a TPO membrane takeoff are very different exercises. Membrane systems require seam calculations, adhesive quantities, and penetration detailing that don't apply to steep-slope shingle work.
