Why it matters

Concrete Estimating Built for Contractors Who Can't Afford to Get It Wrong

Concrete is one of the most cost-sensitive scopes on any job. Under-estimate the yardage, and you're scrambling to cover overages. Over-estimate, and your bid loses to someone who got their numbers tighter. Either way, the margin disappears.

That's where our concrete estimating services come in. We've been doing this since 2011, across residential, commercial, and industrial projects in every state. Foundations, flatwork, concrete slabs, retaining walls, concrete pavement, parking lots, concrete curbs. You name the scope, we've estimated it. And we deliver accurate concrete takeoffs in 24 to 48 hours so you can actually hit your bid deadline.

No hourly rates.  No scope creep on the invoice.  Flat-fee pricing, period.

Who we serve

Who We Work With

General contractors, concrete contractors, real estate developers, asphalt contractors. Subcontractors chasing niche concrete scopes. Home builders who deal with foundations and flatwork on every job. If your construction project has a concrete scope and you need reliable estimates fast, we're the right call.

Busy contractors who run jobs all day don't have time to sit down and run takeoffs for every bid they're chasing. We get that. A lot of the contractors who use our takeoff services started because they were losing hours they didn't have, on bids they weren't sure they'd win.

The construction industry rewards the contractors who bid accurately and bid often. Our concrete estimating services handle the concrete takeoffs so you don't have to. Outsource your concrete estimates to us and you get your time back. We handle the numbers, you handle the work.

What We Cover in Our Concrete Estimating Services

Our concrete takeoffs cover Division 3 in full, following CSI MasterFormat standards. That includes site concrete, structural concrete, and everything in between. Whether you need a quick budget estimate from schematic plans or a complete set of concrete takeoff services from full construction documents, we handle both.

All project scales, all complexity levels. We've estimated concrete for driveways on single-family homes and foundations for high-rise buildings. The process is the same, the detail level scales with the concrete project.

Types of Concrete Estimates We Provide

Not every bid is at the same stage, and not every contractor needs the same deliverable. Our concrete estimation services cover multiple estimate types depending on where you are in the construction process.

01 · Budget

Budget Estimates

For early-stage planning. Contractors involved in project development or design-build work often need a budget estimate before full drawings are complete. We can produce a preliminary cost estimate based on schematic plans, square footage, and project specs. Not the same level of detail as a full takeoff, but accurate estimates you can take to ownership or financing.

02 · Bid

Bid Estimates

The most common thing we produce. A complete concrete bid estimate built from your construction documents. Full quantities, material costs, labor breakdown, equipment, and total costs. Bid-ready. This is what most concrete contractors need before submitting to a GC or an owner.

03 · Design

Design Estimates

Support the pre-construction phase. Cost estimators on the design team or in a CM role use these to keep a concrete project within budget as the design evolves. We can provide updated concrete estimates at different design milestones as the scope firms up.

04 · Change Order

Change Order Estimates

Something contractors need mid-project. If the scope changes and the concrete work grows, your GC or owner needs a documented cost estimate for that change. Our cost estimators price change orders off revised drawings or change directives fast, so you're not holding up the project management process waiting on numbers.

All four fall under our concrete estimation services. Send the project documents you have, tell us where you are in the construction process, and we'll tell you exactly what type of estimate makes sense.

How it works

Our Concrete Estimation Process

Here's exactly how our process works.

Step 01

Send Your Plans

Upload your blueprints or architectural drawings. Structural drawings, foundation plans, shop drawings. Whatever you have. The more detail, the better the estimate.

Step 02

We Review & Send a Quote

We look at the scope, calculate the complexity, and send you a flat-fee quote. This usually takes 15 to 30 minutes.

Step 03

We Run the Concrete Takeoff

Using PlanSwift and Bluebeam, our concrete estimator measures every element of the concrete scope from your plans. Cubic yardage, square footage, linear footage. Everything gets quantified. These concrete takeoffs form the foundation of every number in your estimate.

Step 04

We Price with RS Means Data

Material costs, labor costs, equipment rental, transportation costs. All priced using current data from the RS Means construction cost database and adjusted for your project location.

Step 05

You Receive Your Estimate

A complete, line-item set of concrete estimates. Materials, labor, reinforcement, formwork, and all other concrete costs broken down clearly. Excel or PDF, your call. Ready when you need it.

Pretty straightforward. Our concrete takeoff services and estimating run 24 to 48 hours from the time we receive your plans. Our construction estimating team is on it from the moment you upload.

Project types

Residential, Commercial, and Industrial Concrete Projects

Concrete scopes look different depending on the project type. Here's how each one breaks down.

Residential Building

Typically involves slab foundations, basement concrete, driveways, sidewalks, and patios. Concrete slabs and concrete foundations are the most common items we handle on residential work. Foundation contractors and home builders come to us regularly for these, and the concrete takeoffs we deliver on residential are just as detailed as anything we do on larger scopes.

Commercial Projects

Involve more layers. Structural slabs, elevated decks, columns, shear walls, and complex formwork all show up. The bid competition is intense and the tolerances are tight. Accurate concrete estimates on commercial construction projects aren't optional.

Industrial Work

Often covers heavy-duty slabs, equipment pads, and site concrete across large footprints. We've handled industrial estimation on warehouses, manufacturing facilities, and infrastructure jobs.

Quantity surveyors and professional estimators embedded in larger firms can handle some of this internally. But most contractors chasing multiple bids at once find it impractical to keep in-house. That's the problem we solve.

Pricing methodology

How We Price Concrete Work Accurately

Accurate concrete estimating isn't just measuring the square footage and multiplying by a rate. Seriously. There are a dozen variables that move the number.

Mix design matters. Standard 3,000 PSI concrete sits at a different price point than 5,000 PSI structural concrete or fiber-reinforced mixes. Rebar size, spacing, and coverage affects both material and the cost estimate significantly. Formwork complexity on foundations and elevated slabs adds to cost in ways that are easy to miss.

Site prep affects the total too. Access, grading, subbase conditions. A pour that looks straightforward on paper can get expensive fast if the conditions aren't accounted for.

Cost engineering is part of what we do here. When material costs or labor conditions shift, our cost estimators adjust. We don't just plug numbers into a formula. Our construction takeoff services are built around understanding what actually drives concrete cost on a given project type and location, not just averaging national rates.

Regional pricing is real. What concrete crews cost in Florida is different from Texas or New York. Our RS Means data is zip code based pricing, so the rates in your concrete estimates reflect your actual market.

Nothing gets missed.

What drives your concrete cost

Mix design

3,000 PSI vs 5,000 PSI vs fiber-reinforced: each carries a different price point.

Reinforcement

Rebar size, spacing, and coverage impact both material and labor.

Formwork complexity

Foundations and elevated slabs are harder to form. That cost adds up fast.

Site conditions

Access, grading, subbase. A pour that looks simple on paper can run expensive.

Regional labor rates

Zip code based RS Means pricing. Your market, not a national average.

Measurement methodology

Concrete Takeoff Services: What Gets Measured

Accurate concrete takeoffs start with reading the plans the right way. Different scope items get measured differently, and every one of them needs its own line item.

Slabs on grade
Measured by length, width, and thickness from the structural drawings. We convert to cubic yards, add a waste factor, and price material plus labor for pour and finish.
Concrete foundations
Break into footings, stem walls, and grade beams, each calculated separately. Formwork goes alongside the concrete required, priced by contact area.
Cast-in-place walls
Taken off by height, length, and wall thickness. Rebar layout and formwork are quantified separately from the concrete itself.
Structural elements
Columns, piers, and beams get measured piece by piece. Volume in cubic yards, rebar in linear feet or pounds, formwork by contact area.
Pavement, curbs & lots
Come off civil drawings or site plans. We're measuring linear footage, square footage, and section thickness depending on the element.
Concrete repairs
Assessed from your documents. Area affected, depth, access conditions. Priced from there.

Every line item gets a separate quantity, material cost, and labor figure. That's how you get bid estimates you can actually rely on. No missed rebar. No underestimated formwork. No surprise yardage overages when the truck shows up.

Software stack

Concrete Takeoff Software We Use

We work with professional concrete takeoff software on every project. PlanSwift for digital takeoffs, Bluebeam for plan review and markup. Both are licensed, current, and used by our cost estimators daily.

Some contractors ask whether they can run their own concrete takeoff spreadsheets instead of paying for outsourced takeoff services. You can. But accurate concrete takeoff spreadsheets require reliable software access, up-to-date pricing data, and a concrete estimator who knows the scope inside out. Most find it's not worth the time when they're already stretched across active jobs.

Our advanced estimating software handles the measurement precision. What matters just as much is the estimator behind it. We've had cost estimators working this scope for 15+ years. The software is the tool. The experience is what turns measurements into accurate takeoffs and concrete estimates that hold up.

PlanSwift

Digital plan takeoffs, every element of your concrete scope measured directly from the drawings with precision.

Bluebeam

Plan review and markup, used to annotate, verify, and coordinate scope across your project documents.

RS Means

Current construction cost database with zip code based pricing, your estimate reflects local market rates, not national averages.

BIM Tools

BIM-compatible estimating for projects with model-based documents or 3D coordination requirements.

Scope flexibility

Do You Need a Concrete Cost Estimator or Full Bid Package?

Depends on the project. Sometimes you just need concrete takeoff services to price the Division 3 scope so you can finalize sub pricing or submit a partial bid. Other times, you need a full bid package across multiple trades. Our construction takeoff services cover either scenario.

Concrete-only takeoffs and concrete estimates are common. So are construction projects where concrete estimating is part of a larger scope that covers sitework, masonry, metals, and other trades. Let us know what you're working with and we'll tell you exactly what makes sense.

One thing contractors don't always think about until they're mid-project: value engineering. If the concrete design as drawn is coming in over budget, there may be room to look at alternate mix designs, formwork approaches, or reinforcement layouts that bring cost down without touching the structural spec. Our cost estimators do that analysis. It's part of what a professional estimating service can offer that a quick internal spreadsheet usually can't.

If you're chasing a bid with a tight delivery date, the first call you should make is to us.

FAQ

Frequently Asked Questions

What is included in your concrete estimating services?
A complete material takeoff with quantities in cubic yards and square feet, labor by scope item, concrete reinforcements (rebar, mesh, dowels), formwork, transportation costs, site preparation allowances, and equipment costs where applicable. Delivered in Excel or PDF so you can plug it directly into your bid or use it to review sub pricing.
How fast do you turn around concrete estimates?
Standard turnaround is 24 to 48 hours from when we receive your plans. Rush delivery is available for urgent bids. We respond to new inquiries within 15 to 30 minutes.
What plans do you need to start a concrete estimate?
We work from architectural drawings, structural drawings, foundation plans, civil drawings, or site plans. The more complete the documents, the more precise the concrete estimation.
Do you estimate both residential and commercial concrete?
Yes. Residential building, commercial projects, and industrial work across all 50 states. Concrete slabs, foundations, retaining walls, flatwork, driveways, sidewalks, curbs, and more.
How much do your concrete estimating services cost?
Flat-fee pricing ranges from $200 to $5,000 depending on scope size and complexity. We send you a fixed quote before starting. No hourly billing, no surprises.
Can I outsource concrete estimates to you for multiple bids?
Absolutely. Many of our clients outsource concrete estimates to us on a regular basis, not just one-off projects. If you're bidding multiple jobs and need a reliable concrete cost estimator on call, we can handle that volume.
What types of concrete takeoffs do you perform?
Slabs on grade, elevated slabs, foundations, grade beams, retaining walls, driveways, sidewalks, flatwork, basements, structural concrete, columns, shear walls, curbs, and more. Full Division 3 coverage.
Do you provide quantity takeoffs only, or full cost estimates?
Both. Quantity takeoffs with material quantities only, or full concrete estimates that include material costs, labor costs, and total project pricing. Your call.
How accurate are your concrete estimates?
We maintain a 96% accuracy rate across all trades and project types. Contractors bid on our numbers and win with them. Over 8,300 projects completed and counting.
Do you handle value engineering or change order estimates?
Yes on both. For change orders, we price the revised scope off updated drawings or change directives and turn it around fast so you're not holding up the project. For value engineering, if the concrete scope is running over budget, we can analyze alternatives on mix design, reinforcement layout, or formwork approach and give you the numbers on each option. Both services are available as part of an ongoing estimating relationship or as standalone requests.
Can you work with incomplete drawings?
We can. We flag any gaps in the documents that affect estimate accuracy and note them clearly in the deliverable. Contractors involved in early-stage bids often don't have complete construction documents yet, and we can still produce useful budget estimates or preliminary concrete estimates from what's available.
Do you work with general contractors as well as concrete contractors?
Yes. Concrete contractors, asphalt contractors, real estate developers, subcontractors, and GCs all use our services regularly.
How do you calculate how much concrete is needed for a project?

Length times width times thickness (in feet), divided by 27 gives you cubic yards. For structural elements like footings, beams, and columns, each piece is calculated separately and added together. Waste factor runs 5 to 10% depending on scope and pour conditions. On larger jobs, experienced concrete estimators also account for pump waste and pour overlap.

This is standard across the concrete industry. The difference between doing it yourself and using a professional estimation service is how fast it gets done and how many items don't get missed. Quantity surveyors and our estimators follow the same measurement principles. We just have better software and more reps behind us.

What affects the cost of a concrete estimate?
Project type, scope complexity, mix design specifications, reinforcement requirements, and location all move the number. A straightforward residential slab is a different job than a multi-level commercial foundation with post-tensioning and complex formwork. Labor costs and material costs also shift significantly by region.
What's the difference between a concrete takeoff and a concrete estimate?
A takeoff is measurement. You're pulling quantities from the plans: cubic yards of concrete, linear feet of rebar, square feet of formwork. An estimate takes those quantities and attaches pricing. Both together give you a bid-ready number. We do both.
Why do contractors outsource concrete estimating?
Most concrete contractors are running jobs all day. Sitting down to run accurate concrete takeoffs on every bid just isn't realistic. Outsourcing to a professional concrete cost estimator firm saves time, delivers more accurate results, and lets you chase more bids without hiring additional staff or buying estimating software.
