A lot of contractors ask us this, especially GCs who are new to subbing out finishes estimates. Here's a quick breakdown.
Interior finishes are everything applied to the inside of a building after the structure is complete. This includes flooring installation, drywall systems, ceiling assemblies, interior painting finishes, tile work, millwork, wall coverings, trim, and any specialty coatings applied to interior surfaces.
Exterior finishes protect the building envelope and define its visual character. This includes stucco, EIFS, siding, stone cladding, FRP panels, exterior painting, metal panel systems, soffit and fascia work, and architectural coatings. Exterior finishes estimations are especially important because material waste on exterior systems, particularly stucco and stone, can be substantial if quantities aren't calculated precisely.
Both scopes require separate approaches, different waste factors, and different labor assumptions. That's why combining them into a single "finishes" line item is one of the most common bidding mistakes we see. We handle both, separately and accurately.
