Finishes Bids Are Won or Lost in the Takeoff

Finishes are one of the most underestimated scopes in construction. Not because they're complicated. Because they look manageable from the outside. But ask any painting contractor, flooring installer, or drywall subcontractor what happens when the numbers are off, and you'll get the same answer every time: you eat that cost on the job.

Interior and exterior finishes touch every visible surface of a building. Walls, floors, ceilings, facades, soffits, siding, crown molding. Miss a line item, undercount the total square feet, or skip the waste factor on a specialty material, and the margin disappears before the work is done.

That's where our interior and exterior finishes estimating services come in.

We've been doing this since 2011. Over 8,300+ construction projects estimated across residential, commercial, and industrial work. Painting contractors, flooring contractors, drywall subs, general contractors: they come to us because the numbers hold up. Every time.

What we estimate

What's Included in Our
Finishes Estimating Services

We cover the full Division 09 scope, and then some. Whether you're bidding one trade or the whole finishes package, here's what we handle:

Painting Estimating Services

Painting estimates are more involved than they look. Interior, exterior, multiple coats, different substrates, labor productivity rates by surface type: it all adds up fast. Our estimators produce detailed painting estimates covering:

  • Interior painting finishes for walls, ceilings, doors, windows, baseboards, spindles, chair rails, crown molding, and patching
  • Exterior painting for siding, overhangs, soffits, doors, windows, dormers, gables, shutters, guttering, flashing, and concrete blocks
  • Paint quantities calculated by total square feet with material and labor costs kept separate so your markup is clean

Every set of painting estimate deliverables we send includes a full takeoff summary with quantities broken down by surface type, labor hours per coat, color-coded plan markups, and a bid summary with overheads and profit percentages itemized. It's formatted to drop straight into your submission with no reformatting required.

We've handled painting estimates for everything from single-family homes to large-scale multi use residential buildings and commercial interiors. The scope never intimidates us.

Flooring Estimating Services

Flooring is a scope where waste can destroy a budget. Pattern matching on tile, carpet seam planning, hardwood grain direction: these aren't details you can ignore. Our flooring estimating services account for all of it.

We produce flooring estimates and material takeoffs for:

  • Hardwood, engineered wood, LVP, and laminate flooring
  • Ceramic, porcelain, and stone tile (including complex patterns, inlays, wall tiles quantities, and wainscoting)
  • Carpet (including carpet mills specifications and seam layouts)
  • VCT, rubber, and athletic flooring court surfaces
  • Access flooring systems
  • Stair details, nosing, and transitions
  • Wall base and flooring-related trim items

Our expert flooring estimators use PlanSwift and Bluebeam to get the quantities right the first time. The flooring estimate deliverables we send are thorough: a digital takeoff file, a material spreadsheet organized by finish type, color-coded plans, and seaming diagrams for carpet and sheet goods. The takeoff summary covers total square feet, seaming and welding linear feet, wall base details, stair information, and waste percentages by material. Nothing gets missed when you go to order or quote.

Drywall Estimating Services

Drywall and ceiling contractors make up a big part of our client base. They come back repeatedly because our drywall estimating services are reliable and fast, and the takeoffs are structured the way their teams actually work.

We quantify:

  • Gypsum board (all thicknesses and types)
  • Metal framing, track, and stud layouts
  • Taping and finishing labor
  • Drywall plaster fabrications, Venetian plaster, and specialty finishes
  • Insulated drywall assemblies
  • Fire-rated assemblies per IBC requirements
  • Backing and blocking for millwork, fixtures, and accessories

Takeoffs break down by room, zone, or floor, however your team wants to review them. Clean, clearly labeled, and formatted for your bid documents.

Ceiling Estimating Services

Ceilings are often treated as a single line item when they shouldn't be. Suspended grids, acoustic tile, specialty systems: the quantities matter, and labor rates shift significantly between ceiling types.

We estimate:

  • Suspended/drop ceiling systems with grid and tile takeoffs
  • Acoustical ceilings (we work with acoustical consultants regularly)
  • Gypsum drywall ceilings and soffits
  • Exposed ceilings with painted or sealed structural elements
  • Specialty ceilings including stretched fabric ceiling systems
  • Linear metal ceilings and wood plank systems
  • uPVC cladding and timber-boarded ceiling systems

Ceiling scopes on commercial and institutional projects can get complicated quickly. We keep the quantities tight and the labor assumptions grounded in reality, so what you bid is what the job actually costs.

Coating Estimating Services

Specialty coatings are a niche scope, and one where estimators without real product knowledge consistently underprice or over-order. We've been quantifying these finishes long enough to know the coverage rates, the application methods, and where the waste actually comes from.

Our coating estimating services include:

  • DTM (direct-to-metal) coatings
  • Epoxy and urethane floor coatings
  • Glazed and specialized coatings for decorative applications
  • Metallics, patinas, and chrome finishes
  • Specialized coatings estimates for industrial and commercial environments
  • Quantities specified with proper coverage rates, welding linear feet where applicable, and material waste allowances

Stucco, Plaster & Exterior Finishes Estimating

Stucco estimates and plaster takeoffs require a solid understanding of substrate conditions, scratch coat thicknesses, and regional labor rates. It's not a scope where rough numbers are acceptable.

  • Three-coat stucco systems with full material and labor breakdown
  • EIFS (Exterior Insulation and Finish Systems)
  • Veneer plaster and base coat applications
  • Lath, wire mesh, and plasterboard quantities
  • Stone cladding, siding systems, FRP panels, and metal panel facades
  • Exterior finishes estimations for fascia, soffits, and architectural trim elements

The case for outsourcing

Why Outsource Your
Finishes Estimating?

Doing it all in-house sounds straightforward until it isn't.

An experienced in-house estimator runs $70,000 to $100,000+ per year in salary, benefits, and overhead before they measure a single wall. And if they're buried on one bid, the next one waits. That's profit sitting on the table.

Outsourcing your interior and exterior finishes estimating means:

01

Reduce In-House Costs

No full-time estimator salary, no software licensing, no training overhead

02

More Bids Submitted

More proposals in the pipeline means more chances to land work

03

Increase Bid Hit Ratio

Accurate pricing beats inflated guesses every time. Contractors who outsource consistently land more of what they bid

04

Faster Turnaround

24 to 48 hours, not a week

05

Better Business Growth & Profit Potential

Your team focuses on winning and building, not crunching numbers. That's where the real money is

You submit more. You win more. Plain and simple.

Scope breakdown

Finishes Scope: What Interior and Exterior Actually Covers

A lot of contractors ask us this, especially GCs who are new to subbing out finishes estimates. Here's a quick breakdown.

Interior Finishes

Everything Inside the Building Envelope

Interior finishes are everything applied to the inside of a building after the structure is complete. This includes flooring installation, drywall systems, ceiling assemblies, interior painting finishes, tile work, millwork, wall coverings, trim, and any specialty coatings applied to interior surfaces.

Exterior Finishes

The Facade, Envelope & All Outward Surfaces

Exterior finishes protect the building envelope and define its visual character. This includes stucco, EIFS, siding, stone cladding, FRP panels, exterior painting, metal panel systems, soffit and fascia work, and architectural coatings. Exterior finishes estimations are especially important because material waste on exterior systems, particularly stucco and stone, can be substantial if quantities aren't calculated precisely.

(786) 575-7818
What types of projects do your finishes estimating services cover?
We estimate interior and exterior finishes for residential (single-family, multi-family), commercial (office, retail, hospitality, healthcare), industrial, and institutional construction projects. New construction, renovation, and tenant improvement work: all of it.
How accurate are your finishes estimates?
Our documented accuracy rate is 96%. We use current RSMeans pricing data, real market conditions, and hands-on trade knowledge. Those three things together are why the numbers we deliver hold up when the job is actually built.
How long does a finishes estimate take?
Standard turnaround is 24 to 48 hours for most projects. More complex scopes with multiple trades may take a little longer. We confirm the timeline upfront when you submit your plans.
How much do your interior and exterior finishes estimating services cost?
We use flat-fee pricing based on project scope and complexity. No hourly rates, no hidden charges. Pricing typically starts at $200 for smaller scopes and scales with project size. We'll give you an exact figure within 15 to 30 minutes of receiving your plans, no commitment required.
Can you handle both the painting and flooring estimates for the same project?
Absolutely. We regularly provide full Division 09 packages covering painting, flooring, drywall, ceiling, and coating scopes in a single coordinated estimate. One team, one deliverable, no handoff confusion.
What information do I need to send?
Architectural drawings, finish schedules, specifications, and any relevant addenda. The more complete your set, the faster we can turn things around. Partial drawings work too. We'll tell you upfront what we can and can't estimate from what you send.
Do you provide estimates for specialized coatings or decorative finishes?
We do. Our coating estimating services cover standard paints, DTM coatings, epoxy floors, glazed and specialized coatings, metallics, patinas, chrome finishes, and more. These get missed or underpriced on bids more often than most contractors realize. We quantify them with proper coverage rates and waste factors.
Can you break the estimate down by floor, zone, or trade?
Yes, and we do it regularly. Whether that's by floor, by room, by trade, or by CSI division, the estimate gets structured to match how your team actually uses it.
Do you work with flooring contractors specifically?
We do, and they're a core part of our client base. Flooring contractors, flooring installers, flooring installation companies, all of them come to us for material takeoffs and accurate pricing. We account for pattern matching, waste by material type, transitions, and stair details. The numbers we give them hold up when they order.
